A Midtown Office Restroom Upgrade at 1375 Broadway
1375 Broadway sits in the heart of Manhattan’s Garment District, steps from Herald Square — a busy Midtown office building where the restrooms serve heavy daily traffic and tenants expect a finish level that matches a Class A workplace. For this project, Mavi New York supplied the materials and installed Hadrian floor mounted overhead braced (FMOB) toilet partitions in European style, with phenolic black core panels.

Why European Style
Standard American partitions leave visible gaps at the door edges and large openings below the panels. European style partitions close most of that down: the doors and panels run taller and lower, edge gaps are minimized, and the result is the near-private, boutique-hotel feel that office tenants increasingly ask for. Paired with the clean lines of stainless hardware and full-height wall panels, the restrooms at 1375 Broadway now read as a designed space rather than an afterthought.

Why Phenolic Black Core
Phenolic black core is a compressed resin panel — layers of kraft paper saturated with phenolic resin and pressed under heat into a dense, nearly indestructible sheet with a decorative face and the signature black edge. It doesn’t absorb moisture, won’t delaminate, stands up to harsh daily cleaning, and resists impact and scratching far better than laminate or painted steel. For a high-traffic Manhattan office building, that means restrooms that look this sharp on year ten, not just on day one.

Why FMOB Mounting
Floor mounted overhead braced construction anchors each pilaster (the vertical support post) to the floor and ties the tops together with a continuous headrail. It’s the most stable and forgiving mounting style for an existing building: it doesn’t depend on structural steel above the ceiling, it handles the daily push and lean of a busy restroom, and it installs cleanly around existing plumbing walls. Hadrian’s FMOB system with phenolic panels gave this project commercial-grade rigidity without a structural renovation.
Delivered and Installed by One Team
Mavi handled this project end to end — material supply from our Long Island City warehouse and installation by our own crews. On occupied Manhattan office buildings, that single point of responsibility matters: one team coordinating freight elevator access, protecting finished floors, and sequencing the work so the restrooms come back online on schedule.
